Betrayed by Neal Communities: Our Nightmare of Mold, Code Violations, Serious Roof Defects, and Broken Promises

We never imagined that buying our dream home would turn into such a horrible nightmare. We trusted Neal Communities, believing we were investing inΒ quality, integrity, and a safe place to live.Β When serious problems arose, weΒ did everything rightβ€”we followed the process, reported the defects, trusted the warranty department, and treated everyone kindly and with respect.

Yet, despite our good faith, we’ve been met withΒ delays, deflection, and outright neglect.

For six months, we have been trapped in a home that is infested with mold, riddled with serious construction defects, and filled with at least 63 Florida Building Code violations. This house was supposed to be brand newβ€”but instead, it is falling apart around us.

The most terrifying part?Β Our roof is so poorly built that we no longer feel safe living under it.Β Our HVAC system wasΒ improperly installed, and it already caused widespreadΒ and airborne mold contamination.

Neal Communities is Aware of Thisβ€”And They Have Done Nothing.

We have hard evidence. A 122-page inspection report. Structural engineering evaluation. Expert findings confirming severe construction defects and Florida building code violations.

Neal Communities is fully aware that our home has serious problems. Neal Communities knows we are suffering. And yet, they refuse to act.

Instead of taking responsibility, we feel that Neal Communities has abandoned us, stonewalled us, and refuses to take responsibility or accountability. We followed the law, filed a Chapter 558 Notice of Claim, and gave them every opportunity to address and fix their mistakes. Despite this, in our experience, they have ignored deadlines, failed to meet their legal obligations, and have not taken any action to make necessary repairs.

We can’t help but wonder if this goes beyond just our home. The sheer number of serious defects we’ve uncovered raises the question of whether other homeowners might be experiencing similar issues. If that were the case, acknowledging the problems in our home could set a precedent for others to come forward. Could this be why we are being met with delays and resistance?

We don’t know the answer. But what we do know is that in our case they are avoiding responsibility at all costs.

How It All Started – The First Signs of a Nightmare

It started with something smallβ€”moisture and mold near an A/C vent.

Then, we noticed something disturbing: our home was constantly humidβ€”61-81% humidity, no matter what we did.

And then, it got much worse.

🚨 Mold and Moisture Intrusion:

  • The kitchen exhaust hood was sweating so much, it dripped moisture onto our cooktop. It was infested with mold inside and out, as well as behind it.
  • The air handler was covered in sweat and mold.
  • The dryer vent was pushing hot, wet air inside the dryerβ€”soaking it with moisture.
  • The bathroom exhaust fans were blowing hot, humid air into our home.

At first, we were concerned. Then, we were terrified. This wasn’t just a minor issueβ€”our brand-new home was already failing. And we had no idea just how bad it would get.

Neal’s Fake Concern – Delays and Excuses

Desperate, we immediately contacted Neal Communities’ warranty departmentβ€”even Pat Neal himself.

A few days later, three Neal Communities employees and the HVAC contractor showed up.

For a moment, we thought they would help us resolve this issue.

We were wrong.

Instead of investigating the problem, they lectured us.

  • They threw around technical terms like β€œnegative pressure” and β€œair circulation,” as if we didn’t understand our own home.
  • They subtly shifted the blame onto us, implying we must be doing something wrong.
  • They refused to check the attic for more mold, despite the roofer already identifying an unusually hot, humid attic with sweating ducts and moisture and mold on the attic floor board.

They offered to bring in a mold testing company. They claimed this company would assess the damage, create a remediation plan, and they would follow it.

We welcomed an expert evaluation VERY much, but something felt off.

We knew better than to trust them blindly. And we were right.

We Took Action – And Neal Ignored Us

We couldn’t sit back and wait for Neal’s mold test. We needed answers NOW.

So we hired our own mold inspector the very next day.

🚨 His results were devastating:

  • Widespread airborne mold contamination.
  • Full HEPA remediation required.
  • All porous materials be removed and discarded.
  • Severity: 7 out of 10.

This wasn’t just a problem. This was a crisis.

We immediately sent the full report to Neal Communitiesβ€”including Pat Neal himself.

We expected urgency. A response. Action.

πŸ”΄ We got nothing.

  • They ignored us.
  • No response.
  • No cleaning.
  • No plan.

Do you know what it feels like to learn your brand-new home is filled with airborne and widespread moldβ€”and then the builder goes silent?

That was the moment we realizedβ€”we were in serious trouble.

Neal’s Mold Test Came Too Late

By the time Neal’s mold inspector tested the home, the humidity had dropped significantlyβ€”the conditions had entirely changed.

They promised results in a few days. It took them two weeks and two follow-up emails.

πŸ”΄ When they finally responded, they downplayed everything.

“There’s no more airborne mold now.”

Of course, there wasn’tβ€”the conditions had significantly changed. That didn’t mean the mold was gone, only lying in wait to return once the humidity rises.

Even their own test recommended HEPA cleaning and remediation.

No cleaning. No remediation. No action. Not then. Not now.

Our trust was shattered. We were devastated.

The Truth Exposed – Neal Sold Us a Faulty Home

Realizing Neal Communities was not being trustworthy and accountable, we hired a highly qualified licensed Master Home Inspector to give our home a colonoscopy.

He and his partner spent 9 hours inspecting our home.

🚨 The findings were horrifying:

  • 122-page report.
  • 63+ Florida Building Code violations.
  • A deficient roof including trusses, a faulty HVAC installation, plumbing and electrical issues, grading and drainage defects, among many other things.

πŸ”΄ HVAC DEFECTS & CODE VIOLATIONS

  • HVAC ducts with mold from long-term sweating.
  • Neal used the wrong insulationβ€”R-6 ducts instead of the code-required R-8.
  • Improper duct installationβ€”zip ties instead of proper supports, bent ducts, crimped ducts, missing mastic at joints, plus many, many more.

πŸ”΄ ROOF DEFECTS & CODE VIOLATIONS:

  • NO exhaust ventsβ€”our roof only has soffit intakes, a Florida Building Code violation.
  • Wrong sheathing thicknessβ€”our roof isn’t built for the wind zone it’s permitted and planned for.
  • Truss modifications without county approval and not part of the Truss Design Drawings β€”weakened load capacity.
  • One truss is already failing/cracked/splittingβ€”a structural disaster in the making?
  • Missing lateral bracing.
  • Inadequate roof-to-wall connectors
  • Gap in the truss
  • Among many, many more devastating defects and Florida Building Code violations.

Neal Communities sold us a defective homeβ€”one that isn’t built to code and requires serious, urgent repairs. Despite notifying their warranty department six months ago and sending a 558 notice 4.5 months ago, Neal Communities has done nothing. They haven’t even sent an inspector or expert to evaluate the damage.

Neal’s Legal Evasion – Lies, Delays, and Manipulation

At that point, we were truly scared and felt that the situation had become too severe to handle on our own. That’s when we decided to hire an attorney.

πŸ”΄ November 5 – Legal Process Begins

  • Our attorney sent a Chapter 558 Notice of Claimβ€”a legal requirement before any legal action in Florida.
  • Neal never came to inspect the damages.
  • Neal ignored their deadline to respond.

πŸ”΄ December 20 – More Delays

  • Their written response to the Chapter 558 notice was due on December 26th
  • Neal’s attorney requested an extension to respond until January 31.
  • They promised β€œstraightforward warranty repairs” would begin by January 15.
  • Nothing happened.

πŸ”΄ January 31 – Neal’s Fake Response

Neal’s attorney sent an email stating their response to the Chapter 558 notice is that they would fix β€œvalid” warranty repairs.

This was not a proper legal responseβ€”it was another delaying tactic.

The email was filled with fake and untrue praise for Neal’s β€œhardworking warranty team.”

This wasn’t about helping us. In our opinion, it was about controlling the narrative and creating a paper trail.

Still Suffering, Still Fighting – Neal Communities Will Be Held Accountable

Six months since we first reported the defects, nothing has changed. We are still trapped in this nightmareβ€”living in a defective home that Neal Communities refuses to fix. Not one repair has been made. Not a single one.

  • Our kitchen exhaust hood is still infested with mold. We haven’t been able to cook in our own home for half a year.
  • Our HVAC system is still compromised. It is inefficient, and when it gets humid, we can smell and feel the mold (Mold allergy).
  • The ducts in the attic are still covered with mold.
  • Neal Communities knows from our detailed 122-page inspection report that our roof has serious deficiencies and safety concerns, but they have not even sent an expert or inspector to look at it.
  • There are still two roof leaks that have not been addressed, causing more damage in the attic
  • Not one Florida Building Code Violation has been inspected or resolved
  • There are approx. 200 issues from our report that they have not responded to, inspected, or repaired.

Neal Communities Must Be Held Accountable

In our opinion, Neal Communities has played us, stonewalled us, ignored us, and abandoned us. We feel they have lied, delayed, and used every trick possible to avoid accountability. They have failed to honor their contract, their warranty, Florida Building Codes, and even the legal process meant to resolve these issues.

We are not speaking out of malice or seeking revenge, nor are we sharing our story to harm Neal Communities or interfere with their business. We are raising awareness, sharing our experience, and advocating for homeowners who deserve safe, code-compliant homes. No homeowner should have to endure what we are going through.

Neal Communities Must Do Better!

πŸ”΄ It is unacceptable to force homeowners to endure six months of mental and emotional distress while living in a defective home.

πŸ”΄ It is unacceptable to build homes riddled with so many serious defects and multiple Florida Building Code violations.

πŸ”΄ It is unacceptable to ignore homeowners, stall repairs, delay legal processes, and refuse to take responsibility for construction defects.

A responsible and ethical builder would stand by their product. A trustworthy builder would fix their mistakes.

Instead, Neal Communities has left us to suffer in a defective home, ignored their obligations, and shown complete disregard for their customers. This is not just disrespectfulβ€”it is negligent. No homeowner should have to fight this hard just to get the home they paid for.

Delays and Deception Won’t Work

We don’t know exactly what Neal Communities hopes to achieve with these denials and delays.

If their strategy is to exhaust us into giving up, they are mistaken. We are more determined than ever to fight until justice is served. No matter how long it takes. The day will come when they have to fix all their construction defects and make our home 100% Florida Building Code compliant.

Our case is built entirely on hard evidenceβ€”detailed inspections, engineering reports, and undeniable proof of the damage. We believe Neal Communities has avoided sending their experts to inspect our home because they know that any honest inspection would only confirm what our reports already reveal.

We Are Ready – And We Will Not Back Down

Since Neal Communities has acted in bad faith and ignored the entire Chapter 558 process, we have initiated mandatory mediation and are fully prepared to proceed to arbitration and explore every and all other legal avenues available to us.

Neal, on the other hand, has nothing. They haven’t even inspected the home. They have no defenseβ€”just delay tactics. They are stalling, hoping to wear us down.

But they are wrong.

We are more determined than ever πŸ’ͺ because we know we have been victimized. That’s the reason why we will fight until we get the home we paid forβ€”the home we should have had from the start.

And we will make sure Neal Communities is held accountable every step of the way.
